Who we are and what the Site does

Top Quality Offers LLC (“TQO,” “we,” “us,” or “our”) is a cash home buying company. Partners Drake Gibson and Daniel Santos operate the business. The Site lets homeowners and other authorized parties request a cash offer discussion. It is a marketing and lead-intake site, not a brokerage listing platform and not a commitment that we will buy every property submitted.

No guarantee of offer or closing

Submitting a form or calling us does not create a contract to buy or sell real estate. Any offer we discuss is subject to verification of ownership, property condition, liens, title issues, occupancy, and other due diligence. We may decline to make an offer, revise an offer, or withdraw after inspection or further review. Closing timelines discussed on the Site (for example “as little as ~7 days”) are illustrative goals, not guarantees for every file.

Indemnity

You agree to indemnify and hold harmless Top Quality Offers LLC and its partners from claims, damages, and expenses (including reasonable attorneys’ fees) arising from your misuse of the Site, your violation of these Terms, or your submission of false or unauthorized information.

Governing law

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules. Courts located in Arizona will have exclusive jurisdiction over disputes arising from these Terms or the Site, except where prohibited by law.

Changes

We may update these Terms at any time by posting a revised version on this page with a new effective date. Continued use of the Site after changes means you accept the updated Terms.
